Paignton occupies the flat middle of Tor Bay, with a long sandy beach and level ground behind it rising only gently towards Marldon and Collaton St Mary. Modern housing here sits specifically on the town's western edge, extending beyond the Edwardian and inter-war seaside terraces and the extensive post-war estates that make up most of the older town.

Flat, level ground is easier to build on than a hillside, and Paignton's new estates tend to be conventional volume-built housing without the gradient issues that complicate a lot of its Devon neighbours.

The bay shelters Paignton from the prevailing wind in the same way it shelters Torquay, but the town is fully open to easterly weather, and the flat ground behind the beach offers no protection at all once it arrives. Salt spray here reaches several streets back from the front, further than in many coastal towns with more broken terrain to slow it down.

A new estate on the western edge is a little further from the immediate seafront than the old town, but it is not out of reach of that salt-laden easterly, and fixings and flashings on a western-edge roof are still worth checking to the same standard as one closer to the beach.

The flat terrain that makes Paignton easy to build on also makes it a straightforward site to fly: no hillside gradient to plan the launch point around, no dramatic elevation change between plots on the same street. The weather, not the ground, is what decides whether a given day works for the flight.

Paignton's postcode area runs TQ3 to TQ4. Paignton Zoo and Oldway Mansion sit inland from the seafront and pier, with Goodrington Sands further along the coast towards Brixham, useful landmarks for placing a new build address relative to the western-edge estates this survey mostly serves, some distance back from all three.

Torquay, Brixham, Totnes and Newton Abbot, all covered elsewhere on this site, sit close by within Tor Bay and the wider South Hams, and while the flat ground linking them makes travel between addresses straightforward for a single visit, each town's exposure to the prevailing and the easterly wind differs enough to be worth checking on its own page.

Concrete interlocking tile is the standard covering on Paignton's western-edge estates, plainer than the clay pantile seen on some of the town's older seafront terraces, and worth checking specifically for verge and ridge fixing given how little the flat surrounding ground does to slow an easterly once it arrives.
