New build snagging survey in Sherborne

New build snagging surveys around Sherborne's modern estates on the northern edge, in a sheltered hamstone valley town with drier weather than Devon.

Growth beyond an exceptionally consistent centre

Sherborne's town centre is an exceptionally consistent hamstone streetscape, Georgian and Victorian townhouses alongside the abbey and school buildings and their substantial, complex historic roofs. New building sits specifically on the northern edge of the town, in modern estates well away from that protected core.

As in Yeovil a few miles south, new development in a hamstone town like Sherborne often carries reconstituted stone detailing on its street-facing elevations to sit comfortably alongside the older streets, which is worth bearing in mind when a roof or wall finish looks more traditional than the underlying construction actually is.

A sheltered valley with a heavy, complex heritage of detailing

Sherborne sits in a sheltered inland valley position in the Yeo valley, with lower rainfall than Devon, which is a relatively gentle climate for a new roof to sit in. The historic building stock nearby has a very high proportion of lead, parapet and valley detailing where failures are slow and expensive, a heritage of complex roofing that a modern northern-edge estate does not directly share, but it says something about how seriously roof detailing is taken locally and how visible a failure eventually becomes once it appears.

Gentle climate, still worth checking properly

A sheltered valley and lower rainfall do not remove the case for checking a new Sherborne roof before the defects period ends, they simply mean a defect is less likely to force itself into view quickly. The same fixed-price, 48 hour survey applies here as everywhere else in this coverage area, and the gentler climate is a reason to have realistic expectations of how soon a fault will show, not a reason to skip checking for it.

An abbey town's edges

Sherborne's postcode area is DT9. Sherborne Abbey, Sherborne Old Castle and Pageant Gardens sit at the historic heart of the town, with the school buildings nearby carrying much of the same complex lead and valley roofing, useful context for a town whose modern estates on the northern edge sit some distance from all of that heritage detailing.

Yeovil, Dorchester and Chard, all covered elsewhere on this site, sit within reach across south Somerset and north Dorset, and while Yeovil in particular shares Sherborne's hamstone building tradition and its reconstituted-stone approach to new development, its climate is marginally less sheltered than Sherborne's own Yeo valley position.

Natural slate and clay plain tile both appear on Sherborne's newer northern-edge estates, plainer than the stone slate and lead seen on the abbey and school roofs nearby, and worth checking on their own terms given how much more exposed a modern ridge and verge detail is than the older lead and valley work in the town centre.

Behind the survey

What Sherborne clients are actually buying

CAA registered

Operator ID and Flyer ID held, plus the A2 Certificate of Competency. The paperwork goes over with the quote, ready for a site manager's file if one is needed before access is agreed.

100 megapixel camera

A DJI Mavic 4 Pro with a Hasselblad camera and 6K video. The resolution is what lets a single frame be cropped into a mortar joint on a ridge tile or a hairline crack in fresh render without the image falling apart.

Radiometric thermal

A DJI Mavic 2 Enterprise Advanced carrying a 640 by 512 thermal camera. Used where a flat roof section may be holding water under the membrane, which shows as a temperature difference well before it shows as a stain on a ceiling below.

Insured with Coverdrone

Full commercial cover for the operation. A certificate goes to a site manager, a warranty provider or a snagging company as a matter of course, without anyone having to chase for it.
