New build snagging survey in Weymouth

Weymouth's long, unbroken Georgian esplanade of rendered terraces with parapets and bow fronts is the town's defining image, but it is not where new building happens. The town's very large post-war estates, and the modern development that has continued alongside them, sit further back from the seafront, on ground that behaves quite differently to the esplanade's historic parapet-and-hidden-gutter construction.

That distinction matters because it is easy to assume a Weymouth roof problem works the way the esplanade's famously does, water filling a hidden parapet gutter and overflowing inward rather than showing outside. A modern estate roof does not have that construction at all: it has ordinary eaves, verges and ridges, which fail in the more usual way and show it in the more usual place.

Weymouth is fully open to the Channel, with salt and gale exposure along the whole seafront and reaching well back into the town behind it. Even an estate set back from the immediate front is not sheltered from this by much, given how flat and open the ground around the bay is.

A dry-fix ridge or verge system on a Weymouth estate needs to be properly rated for that level of exposure, and a fixing that has been bedded rather than mechanically fixed is a real risk in a town this open to the weather, whatever distance back from the water the plot happens to sit.

The same flat, open ground that leaves Weymouth's estates exposed to the weather also makes them straightforward to fly: no hillside gradient to plan around, clear sightlines across most estates. Timing around the wind, rather than the terrain, is what actually decides the flight date here.

Weymouth's postcode area runs DT3 to DT4. The Esplanade and the harbour mark the historic seafront, with Chesil Beach running out towards Portland Bill beyond it, useful landmarks for distinguishing the Georgian front from the very large post-war estates set back from it, which are built to an entirely different, more ordinary roof construction.

Dorchester, Bridport and Sherborne, all covered elsewhere on this site, sit within reach across Dorset, and while all of them share a broadly drier, chalk-and-limestone climate compared to Devon, none of the others sit as fully open to the Channel along their whole front as Weymouth does.

Clay plain tile and concrete tile both turn up across Weymouth's very large post-war estates, plainer materials than the natural slate behind parapets on the Georgian esplanade, and worth checking to a standard that accounts for how fully this town faces the Channel along its whole front.
